Waterproofing (Seattle, WA)

Can I give Robbins 6 stars? From the moment Robbie came out to provide a estimate and site inspection, I knew Robbins was the right contractor for the project. Robbie knows exactly what was needed to remove, waterproof, and reinstall broken footing drain. Upon the day work was to begin, Sergio, Miguel and Jose came on site, very professional and conscience of landscape and property.

Neat, clean (site was left clean at the end of each day) on time and on budget. Robbie was on site many times during the project and all way was honest and transparent. As a contractor for over 50 years, you just don’t find contractors with this high of a work ethic as Sergio and his crew and special thanks to Robbie for all his assistance. I would be proud to be a referral for Robbins and Company if ever needed!

I just wanted to take a minute to thank you very much for taking my call last week and reassuring me that my house is, indeed, sitting on load bearing strata. I was very confident of this until I misunderstood that one paragraph in the engineer’s pier log report and I allowed it to put me into an emotional tailspin by not reaching out to you for clarification sooner.

You, Rod and Tom have gone out of your way to support me in overcoming the challenges of a very long and difficult battle in saving my house for myself and my daughters. I am more appreciative than you could ever imagine.

SLAB-JACKING AND PIERING (FEDERAL WAY, WA)

They did a fantastic job. WOW. My house was built in 1980 and has a concrete slab for the first floor rather then wood construction. The slab itself has slowly been sinking to varying degrees since it was built in 1980, the foundation is not the problem and has remained in its original position. About 3/4 of the slab on the 1st floor had sunk, creating a slope anywhere from 4-8 inches depending on the room of the house. Robbins was able to raise the slab back to its original height. The floors are level for the first time since I bought it in 1985. Robbins was able to fill the voids under the concrete and literally lift the floor back to its original height. Watching the process was amazing. Robbins team worked fast and efficiently through the process.

Additionally, there was a slab that had cracked and broke into 3 pieces on the porch and walkway attached to the front of the house. The remainder of the porch had sunk similar like the inside of the home and was able to be slabjacked. The porch now is level. Doing this has also corrected the roof line of the porch itself and has increased the street appeal. Now when looking at the home you don’t see broken down old home with a broken porch, you actually notice the house. Robbins and Co., along with their team of workers did a fantastic job.

FOUNDATION LIFT (VASHON ISLAND, WA)

After contacting 5 contractors to repair my sinking home on Vashon, Robbins and Co. is the only one who not only responded, but responded in a timely manner. After speaking with Lee, who drove to Vashon, he spent a good 1.5 hours explaining the “post and pier, slab jacking” process, what to expect, and then a few days later submitted a reasonable bid. With Robbins previous endeavors and bid, I opted to move forward with them. I do NOT regret it at all. With confidence, I can say not only do they have character, they have the know how of repair, the equipment and professional, fun employees. Robbie, Ian, John and Adelaine who did the work were fun, on time, listened to and answered all my questions, cleaned up everything and got the job done efficiently and on time.

I am very pleased with Robbins and Co. I believe they not only have the know how of repairing sinking homes, buy they get it done well and at a reasonable price. I highly recommend Robbins and Co.

FOUNDATION LIFT (SEATTLE, WA)

My wife and I are very pleased with the results. Your estimator was knowledgeable and replied quickly to all my queries. All three of the workers were polite and knew what they were about. The porch was lifted and stabilized with a minimum of disruption. Your crew also aligned the mismatched sidewalk slabs for me. They cleaned up well before they left. It is easy to recognize that you have a unique specialty and do it very well.

My career has been in heavy construction management for various companies in the NW and I have dealt with a lot of contractors. I can’t say that all my experiences have been as positive as this one. Thanks for your fine work on this project. I would certainly use your services again if the need arose!

The Robbins and Co. team just finished correcting and stabilizing our foundation. They installed four Foundation Push Piers. We could not be happier. The entire team were knowledgeable, flexible, and easy to work with. FLOOR LEVELING (TACOMA, WA)

Our house had high and low spots depending on where you walked. Our problem was not the foundation but the supports under the house. We contracted with Robbins to level the house flooring. When they were done our house floors are level and “spot on”. They did a total inspection to ensure we received the results that had been promised. The crew were very professional and respectful and they all worked well. The lead was very knowledgeable. Additionally, they were very mindful of our home and there was less cracking than I expected. They did an excellent job. We are pleased.

SINKING FOUNDATION (SEATTLE, WA)

We called Robbins & Company to assess what we thought was a sinking foundation in a small 1908 cottage that we recently purchased. The interior floors are uneven and slope down 2″ to one corner. Randy Sheets was great! After a very thorough inspection he determined that our foundation was in good shape and that the problem was most likely in the sub floor. Randy was incredibly knowledgeable and took the time to explain the construction of the foundation and why it was so solid even when he knew their services would not be needed. His enthusiasm and knowledge of old homes was impressive. We would definitely hire Robbins & Company in the future.

Overall great experience. Started off with an estimate that was open and transparent. They took care of submitting the paper work and engineering with the city. At the installation they took great care to make sure that there was no internal damage to the house as they installed the piers. Very fast, they were able to get 7 piers installed in a day and a half. Everything was done as described in the prelim work.

As I liquidated my deceased mother’s estate and sold her residence, we had the need for a major repair to the foundation which was caused by an earthquake. The damage amounted to approximately 1/2 of the perimeter of the house and the crack was so large that we could see light coming through it. I couldn’t have been happier with the result, as was our buyer. These guys were thorough, prompt and dependable. They used their technological skills to determine the amount of settling of the various rooms involved, and brought the house securely up to level again. They were great!

SETTLEMENT ISSUES ( ROCHESTER, WA)

Steve Wicklund came out today to do an inspection of settlement issues on a mobile home we are buying, and I just want to say I really appreciate his honest advice, that it was not a concern, that the wall, while it is settling, is merely decorative, and the main supports for the house are in good shape. This was a huge relief for us, as it may have held up our sale and our dream if he’d have said it was going to require a lot of expensive work to fix.

I just appreciated the honest answer, even if it means he may not get a job that way. This house we’re buying may have a 10 year life left, and then we will be moving it out and putting in a new house. I’ll definitely be keeping your business card to call on again when we need it.

FOUNDATION STABILIZATION, LIFT AND SLAB-JACKING (SEATTLE, WA)

Lee came out and gave an estimate in order to do the required work. I received bids from RamJack NW and Matvey Construction, as well. While the competition’s prices were slightly cheaper, Robbins and Co came down in price in order to become competitive; however, the main deciding factor were the great reviews they had from both Angie’s List and I spoke with several geotechnical engineers. One of the two competitors uses in house engineering, which I would highly advise against, and the other seemingly had a comparable product and prices, but then it came down to the reviews and recommendations I received.

Robbins and Co came out and did the work as planned, on time, exactly at their bid, and all of the expectations that they communicated throughout the process were accurate. I am always a little concerned about using contractors, but these guys acted professionally throughout and at no time did they say anything that was inaccurate. The end result was better than I expected and I would absolutely recommend Robbins and Co.

Robbins & Co was highly recommended to me by several people including my father who has used them and recommended them many times. He is a real estate agent and head of the maintenance committee at a large condo complex in Sand Point and very handy himself, so I take his recommendations seriously. We have a large Dutch Colonial in North Tacoma that looks like a giant barn and is over 100 years old. The porch was enclosed in the 1930’s to enlarge the living room. The old brick foundation in the front had slowly settled over time resulting in sloped floors, not the safest foundation in the event of an earthquake. Lee Mattingly from Robbins came to our house and got into our crawl space, a place that looks like Gollum’s vacation home. Lee was very thorough inspecting the space inside and out. Because our situation was somewhat unusual, Lee encouraged us to get a 3rd party engineering report to avoid bias. We opted to stay with the engineers at Robbins. Lee came back to us with 3 options in different price ranges from $9000 for beams to $100K for a new foundation that would have added square footage to our basement. He explained every option thoroughly. We opted for helical piers because of their added safety in the event of an earthquake. Jorge and his team showed up on time the scheduled day to work. They were super professional and very kind. They were also incredibly neat. The work was done in a week, then the concrete cured and they came out 1 more day to finish installing the piers. The space was left cleaner than how they found it! (seriously – the swept up in the basement and the crawl space looked much cleaner) NOTE: I thought we’d have to move things out of our living room while they did the foundation. But…no, you don’t have to move anything when they do this kind of work. Now we have a much safer home and the floors, while not perfectly even, are much better! We had an excellent experience. I recommend Robbins highly and Lee Mattingly especially. He is good at explaining things, patient with questions and answered my calls & messages very quickly.
